The Saddle House is a newly converted, modernized saddle house approximately 150 years old, adjoining “The Manor” to make a welcome home for self catering breaks.

LOCATION

The cottage is situated at the entrance to Manor Farm on the Leagate Road approximately 6 miles north of Boston and 5 miles south of Coningsby.

Private spacious car parking – well lit – directly in front of property.

Public Transport- regular bus service passes the property.

Nearest pub is The Malcolm Arms in Anton's Gowt.

Nearest public phone kiosk is in the lay-by at New York. The house phone at Manor Farm can be requested for use in emergencies.

Village shop and post office at Gipsey Bridge approximately 1 ½ miles south of property.

Mobile phone reception good on most networks.

DESCRIPTION

Downstairs

Paved entrance to front door with a 200mm step into property. Doorway is 800mm wide.

A Motion Intelligence sofa bed with good mattress is available for the comfort of guests who find stairs difficult.

Open plan dining/kitchen area. Kitchen entrance is 750mm wide. Worktop height is 920mm. Power point height is 110 above floor level.

Sitting room – spacious area with 3 sofas, digital TV and DVD both with remote control.

Decoratively very good, lighting good throughout.

Access to large enclosed, lawned garden via patio doors (1100mm wide). 2 small steps to patio (150mm and 50mm drop) where garden furniture is situated.

Remotely activated lights to patio area.

Utility/cloakroom doorway 750mm wide with 4 coat hooks and small freezer.

Annex/Bike Storage area adjoining the cloakroom/utility room.

Laundry/utility doorway 750mm with oil boiler, front loading automatic washing machine.

Shower room doorway 750mm with shower tray 1200mm x 800mm, sliding door 550mm and small step of 140mm. Hand-wash basin height 800mm, toilet height 400mm.

Upstairs

Two bedrooms approached via 1 flight of 13 steps. Bannister rail on left hand side. One large gallery style room with double bed, sloping ceiling with fire escape window. One bedroom with twin single beds, sloping ceiling with fire escape window – door opening of 730mm, power points height 350mm, light switches 1200mm. Bedside lamps in both rooms.

Access to bedroom two through main bedroom.

Full oil central heating.

A charging point for EVs is available - please ask for details and costs.

Hot Tub in secure enclosed outdoor patio area, access via gate from garden and via annex door through cottage.

WiFi internet access is free and available (speeds vary due to countryside connection).

iPod Docking Station.

Small child/baby equipment available on request.
